Hawaiian’s three destination Centres are each currently undergoing some level of refurbishment and redevelopment in order to meet the demands of an ever changing consumer market.
Leasing:
Western Australia recorded positive retail sales growth over the 2007 period and strong spending is expected to continue in 2008. Economists are predicting real turnover growth of close to 5% for 2008 which is the highest level since 2004.
Hawaiian Shopping Centres have shown strong growth over the same period and have recorded their lowest vacancy levels across the portfolio, with a vacancy level of less than 1%. This level is expected to be maintained throughout 2008 and tenant demand for retail space remains strong. As a consequence of the low vacancy levels, increased demand for space and population growth witnessed in Western Australia over the past few years, rental growth has been very strong.
Hawaiian Shopping Centres offer shoppers a blend of independent and national retailers, and has witnessed a balanced sales portfolio over the past year. Demand for space within the portfolio continues. Whilst low vacancy levels are forecast, the retail environment is changing dramatically and old style or outdated concepts are either reducing their space requirement or improving their offer to suit the more sophisticated and informed shopper. Those retailers that are not in-tune with the shoppers requirements are finding the changing environment extremely competitive.
With a number of developments completed in 2008 and continued retail space supply forecast over the next few years, Hawaiian is well placed to offer retailers opportunities for growth. The Carillon City upgrade as well as Claremont Quarter are two examples of Hawaiian meeting the future demands of shoppers and retailers.
